What does ‘$27 Million’ Buy Nowadays?

Today’s most expensive listing is a behemoth of a home in Los Altos, California. All this can be yours for a mere price of $27 million, built by RJ Dailey, 47 View Street, features five bedrooms and four bathrooms for the mega-mansion admirer in you. In addition, this house comes standard with a 60 foot entrance way, billiard room, theater, limestone terraces and of course a wine cave (everyone needs a wine cave).

This home while similar is obviously not the same home. However, this photo clearly illustrates RJ Dailey’s workmanship.

Today’s least expensive home is a condo at 1156 Running Springs Road Unit 3 in Walnut Creek. Priced modestly at $180,000, this two bedrooms and 1 bathroom can be a starter home, retirement destination or even an investment property. Looking over the agent’s remarks I saw that the association dues for the property are well over $600. Woa! I hope the association has equipped this condo community with a common wine cave. I doubt it.

Today’s most popular property is a sultry 2 bedrooms and 1.5 bathrooms home in the Berkeley Hills. Priced at $699,000, this 1500 square foot home supposedly needs work, despite these fantastic photos. I did some digging and found a property of similar size, age, and location that sold for $961,000 in June of this year. ( 600 Arlington Avenue )

Why is there such a price disparity? One could argue that the sellers of this home are factoring whatever repairs or updates need to be done into the listing price. On the other hand, $699,000 could be an invitation to attract attention to an undervalued home in a good neighborhood. Either frame of thought is fine, but what do you think? The Zestimate for this property is $809,193.

Today’s most clicked-on property is 677 Rosal Avenue in Oakland. This 2,173 square foot ,4 bedrooms, and 2.5 bathrooms home is located in the Lakeshore / Grand area. The ‘Lakeshore’ is famous for the Grand Lake Theater, farmer’s markets and a good number of great places to eat. Besides what you see in the photo, the MLS listing doesn’t say much about the details of the property. Even the showing instructions lack any energy, it just says,”call agent”.

In recent years this area has been a recipient of Oakland’s revitalization program. No project more notable than when the Grand Lake Theater was purchased by Allen Michaan in 1980. Over the years he has used his art deco marquee to display political messages, his latest in 2004 regarding the film by Michael Moore titled ‘Fahrenheit 9/11‘ when he posted a message that stated,”We will not enforce the R rating for Fahrenheit 9/11“. If you ever have a chance to catch a flick there, please do. Rumor has it on Fridays and Saturdays an organ rises from beneath the floor for a short concert. Cool.

Today’s most clicked-on property is 2362 Santa Catalina St. in Palo Alto. I don’t have any photos to show you of the interior. So I decided to call the agent to get more information. According to the listing agent, the kitchen and bathrooms need to be gutted and redone. However, she did tell me that although the home is selling for $859,000, it should sell for more. (See 2280 Saint Francis Drive or 2261 Saint Francis Drive).

The Zestimate for this property is between $1,049,000 and $1,200,000. Even with $150,000 worth of renovations, Would you pay $1 million to live in the Green Gables area of Palo Alto? Let me know what you think.

How Do I Make My Home More Spacious?

Today’s most clicked-on property is 10242 N. Stelling Rd. in Cupertino. This 1,816 square foot fixer is selling for $899,950 and features four bedrooms and two bathrooms in a single story home. Judging from the photos, the home is cursed by the seller’s notion of purchasing too much furniture for too little space. In my opinion, this home would be three times more appealing if they removed all the clutter. The agent claims that this home needs a little TLC (Tender loving care), I disagree, I think all we need to care about is when to schedule the yard sale.

Just some interesting stats for Cupertino:
*Cupertino is home to the world famous technology company Apple Computer.
*There are approximately 18, 204 households in Cupertino.
*The median income for each household is $100, 411.
*The city was partially named after an Italian saint, Saint Joseph of Cupertino.

Today’s most clicked-on property is 251 Atherton Ave. in the city of Atherton. This ultra clandestine home features 4 bedrooms and 2 bathrooms on 1.85 acres of land. There are only a few photos of the exterior and grounds, so I am led to believe that the interior is not renovated. However, a home that is priced at $8,490,000 should have as a luxurious an interior as the price represents. What do you think?

Take a look at the front yard, with that kind of space you could hold small concerts and seat about two thousand kids(of course you would have to cover the pool).

The city of Atherton was named after Faxon D. Atherton. Mr. Atherton purchased the 640 acres at ten dollars an acre back in 1860. As a prominent trader he used the railroads to channel his fortune. As a result of his actions, the city would incorporate and honor its first landowner as its namesake in 1928.
